Architectural Changes

If you wish to make changes to the exterior of your home, please review your Association's Architectural Guidelines. Bloomingdale Trails HOA allows many enhancements to be made, however, they require prior Architectural Control Committee (ACC) approval.  If you wish to make a change to the exterior of your home, the Alteration Applications are available on this website under "Documents & Forms" along with a copy of the Architectural Guidelines.
 
If you have already made a change without seeking permission, Alteration Applications must still to be submitted. This will prevent any future violation possibilities with unapproved home modifications. These documents can also be requested from Excelsior Community Management at (813) 349-6552 or BloomingdaleTrailsHOA@Excelsior.com.

Excelsior Community Management

On January 1, 2021, the community of Bloomingdale Trails will change to a new association management firm, Excelsior Community Management, LLC. Please click here to read the welcome letter with important contact information for homeowners. 
New Community Management Company

At the December 1, 2020, Board of Directors meeting Excelsior Community Management, LLC was approved to be our new community management company. They will be performing the transition during the month of December 2020 and assume all duties 1 January 2021.

Excelsior has designated Christina Bello, LCAM, as the agent for Bloomingdale Trails Homeowners Association.  She, with other members of the Excelsior Team, will be handling the transition. This process will be ongoing throughout December. McNeil will be handling the ongoing day-to-day operation for the community until 31 December 2020.

Annual Meeting - Expanding the Board

An open letter to the Bloomingdale Trails Homeowners Association Members
The Association is rapidly approaching its annual Membership meeting, which will take place early January 2021. One of the objects of the annual meeting is voting for the new Board of Directors (BOD) and the size of the board. Our by-laws state that the board shall be either three or five persons. The current board of 3 members believe that having a 5-member board has many more advantages for the Association. With that in mind, we need volunteers to run for the Board of Directors.

Keep Clear of Area at Entrance

PLEASE KEEP CLEAR of the area taped off near the pedestrian exit gate for your own safety. Multiple vendors have been contacted to assess the situation and hopefully more information will be available for Monday’s meeting. The gate will be locked in the open position as a precautionary measure.
Community Wall Project Memo

A memo was mailed to the affected homeowners along TRACT A regarding the community wall project. The vendors have not being given a start date for the commencement of the wall project, which will be determined during the September 14th Board virtual meeting. All homeowners are welcomed and encouraged to attend this virtual meeting.
 
Additionally, all homeowners and residents have received a memo in regards to the new towing policy, along with a copy of the recorded rules and regulations for parking and towing.
 
 
Community Wall and No Parking - Updates

The no parking and towing policy will be enforced beginning September 1, 2020. Homeowners received a mailed copy of the recorded towing policy document and this memo with the community wall project updates as well as information on the towing policy. Respect Private Property

Reminder: Please be respectful of private property- do not trespass into property that is not association common property or allow your pets to poop in neighbors yards. We appreciate your cooperation in these matters.
